Selling Your Home

I Don’t Just List Your Home
— I Will Sell Your Home

My strategy runs on two things: real-time market data, and outbound work on my part. While your listing sits on the MLS, I’m on the phone finding the buyer for it.

The Value Of Choosing Me

The difference shows up at closing

Two numbers tell you almost everything about how a listing was handled: how close it sold to its asking price, and how long it took. Here’s how my listings compare to the market average.

Average Agent

91.4%

List‑to‑sale price ratio

102

Days on market

Longer time on market is what triggers price reductions and reactive concessions. The equity doesn’t disappear at once — it leaks out week by week.

My Listings

98.7%

List‑to‑sale price ratio

73

Days on market

Sold faster and closer to asking price — which means fewer decisions made under pressure, and more leverage when it’s time to negotiate.

7.3% more of your price protected The gap between 91.4% and 98.7% is real money, and it’s yours.
29 fewer days on market Less carrying cost, less disruption, and far less “should we drop the price?”
Stronger negotiating position A fresh listing with traffic negotiates from strength. A stale one doesn’t.

What It Looks Like In Dollars

On a $350,000 home

At the average 91.4% list‑to‑sale ratio $319,900
At my average 98.7% $345,450

$25,550

More equity protected

Why the gap exists: most agents price off CMA averages and wait. I price off live buyer demand and absorption data, then actively manage buyer agents through the process — so the listing doesn’t drift into the territory where reductions become the only move left.

Average-agent figures reflect [SOURCE — e.g. SABOR/LERAMLS residential market statistics, period]. My figures reflect [SOURCE — e.g. closed listings represented, period]. The $350,000 illustration applies those ratios to a single hypothetical sale price; individual results depend on property, price point, condition, and market conditions, and past results are not a guarantee of future outcomes.

How It Actually Works

Three things most sellers never get

01

Active Prospecting

Listing it is the starting line, not the plan. I go out and find the buyer for your house — agent by agent, call by call — instead of waiting to see who wanders in off the internet.

02

Priced Off Live Data

Not a guess and not last quarter’s comps. What’s actually closing around you right now, and how fast, so you know what to expect at the number we pick before we pick it.

03

Weekly Updates, Every Week

You hear from me once a week whether there’s news or not. Showings, feedback, what the market did, what I’d change. You should never have to wonder what’s happening with your own house.

Pricing & Exposure

Your price decides how many buyers ever see it

List price isn’t just what you’re asking. It’s a filter. Buyers search in ranges, so every dollar above market value cuts the number of people whose search results include your home at all.

Share of active buyers who see a home, by asking price relative to market value.
15% over 10%
10% over 30%
Market value 60%
10% under 75%
15% under 90%
Asking price Buyers reached

Price 15% over market and roughly one buyer in ten ever lays eyes on your listing. Price it right and you reach six in ten. That’s the whole argument for getting the number right the first week instead of chasing it down later.

Reading The Market’s Answer

Once it’s live, the market tells us quickly

No Showings

Nobody’s coming. That’s a price problem, and usually not a small one. We don’t wait a month to admit it.

Showings, No Offers

Buyers are interested but something isn’t adding up — often a modest pricing gap, sometimes condition or photos. Fixable, and worth fixing fast.

Showings And Offers

We priced it right. Now the job is negotiating the best terms, not just the best number.

Marketing

Getting it in front of the right people

Most buyers start online, so your listing has to look excellent there and show up everywhere they’re already looking.

Professional Photography

A real photographer, shot properly. Listing photos are the first showing, and phone snapshots cost real money at the closing table.

Video & 3D Walkthrough

So out-of-town buyers and relocating families can walk the house before they ever land in San Antonio.

Targeted Social Campaigns

Paid placement aimed at the people most likely to buy your home, not a post on my own page hoping for shares.

Full Syndication

The MLS feeds Zillow, Realtor.com, and the rest, so your home shows up wherever a buyer happens to be searching.

Showings & Open Houses

Scheduled where they’ll actually produce traffic, with feedback collected from every agent who walks through.

Agent Network

Most homes sell through another agent’s buyer. I work those relationships directly rather than hoping the right one finds your listing on their own.

The Short Version

Right price, real marketing, and somebody actually working it — with a call from me every week either way.
