Spring Branch & Bulverde

North on 281 into the Hill Country — acreage, Comal ISD, and Canyon Lake and the Guadalupe close enough to be part of the weekend rather than a trip.

Living in Spring Branch & Bulverde

This is where the Hill Country really begins north of San Antonio. Bulverde sits closer in along 281; Spring Branch spreads out behind it toward Canyon Lake, largely unincorporated, with ranch land and lake-country subdivisions instead of a town center. People come here for room, and they accept a drive to get it.

Land, Not Lots

Acreage is normal rather than exceptional. Gated lake communities, golf course subdivisions and multi-acre properties all coexist, often within a few miles of each other.

Comal ISD

The Smithson Valley cluster is a common reason families choose this area. Some of the larger subdivisions span attendance lines, so confirming the exact campus for an address matters more here than most places.

Water Is Part Of It

Canyon Lake and the Guadalupe are close enough to be a normal weekend. That access is a genuine part of what you’re buying, and it holds value.

Typical outside town

This area covers a lot of ground and a very wide range of properties, from subdivision homes to working acreage, so one median only gets you oriented. For a specific subdivision or a piece of land, ask and I’ll run the real comparables. These come from public market data and are meant to orient you, not to value any particular property.

What Your Money Buys

Price ranges

$350K–$500K

Subdivision homes on standard to generous lots, and some smaller acreage properties. The most active part of the market.

$500K–$800K

Larger homes, several acres, and the gated and golf course communities. This is where most of the land buyers land.

$800K–$1.5M

Custom homes on significant acreage, lake access properties, and the better views.

$1.5M and up

Ranch properties and estate homes. A thin market that takes time on both sides of the transaction.

Who Buys Here

  • Families targeting the Smithson Valley schools.
  • Empty nesters who want Hill Country space without Boerne or Fair Oaks pricing.
  • Buyers who want Canyon Lake and Guadalupe River access as part of ordinary life.
  • People leaving San Antonio proper for land, who are willing to trade a commute for it.

Worth Knowing Before You Decide

  • Well and septic. Most properties out here are on both. They need their own inspections, they affect your insurance, and some loan programs treat them differently.
  • Which campus, exactly. Comal ISD attendance lines cut through some subdivisions. Confirm the address with the district before you assume.
  • Utilities and internet. Electric is usually a co-op out here and fiber coverage is good in most places but not all. Worth checking if you work from home.
  • How the land actually sits. Slope, flood mapping, access easements and what the neighboring parcels are zoned for all matter more on acreage than they do on a city lot.
