Castroville

Twenty-five miles west on US 90, founded by Alsatian settlers in 1844, and still very much its own small town rather than a suburb of anything.

Living in Castroville

Castroville calls itself the Little Alsace of Texas, and that isn’t a marketing line — Henri Castro brought settlers here from Alsace in 1844 and the architecture and the town’s sense of itself both still show it. It is small, historic and close-knit, and it has stayed that way while the city grew toward it. For the right buyer that’s the entire appeal.

A Real Small Town

A few thousand people, a genuine historic district, and neighbors who know each other. Development hasn’t diluted it the way it has in most towns this close to San Antonio.

Twenty Minutes To The West Side

US 90 puts you twenty to twenty-five minutes from the far west side and a reasonable drive from Lackland. Downtown and the Medical Center run closer to forty.

Land Comes With It

Lots here are generous by city standards and acreage is available without the Hill Country premium. The Medina River runs through the edge of town.

Castroville is a small market and sales volume is low, so medians bounce around. The useful number is always the one pulled for a specific property, and I’m happy to do that. These come from public market data and are meant to orient you, not to value any particular property.

What Your Money Buys

Price ranges

$220K–$350K

A mix of established homes and newer construction, generally on generous lots. This is where most of the activity is.

$350K–$550K

Custom builds, larger homes, and properties with some acreage attached.

$550K and up

Real acreage and custom homes. A small pool, so pricing depends heavily on the specific property rather than on comparable sales.

Who Buys Here

  • Buyers who want a genuine small town and are choosing it on purpose, not settling for it.
  • Military families at Lackland who want more land than the west side subdivisions offer.
  • People who want acreage without Hill Country pricing.
  • Buyers drawn to the historic district and the older architecture, which is unlike anything else around San Antonio.

Worth Knowing Before You Decide

  • Well and septic outside town. Properties past the city limits are usually on both, which affects inspections, insurance and some loan programs.
  • Historic district rules. If you are buying in the historic core, find out what you can and cannot change to the exterior before you close, not after.
  • Older construction. Some of the housing stock here is genuinely old. That is much of the charm and it also means the inspection deserves real attention.
  • Resale takes patience. Small markets move slowly in both directions. Worth going in knowing that if you might sell within a few years.
