North Central San Antonio · Northside ISD

Shavano Park

Its own small city inside San Antonio, with half-acre lots, mature trees, and almost no commercial development by design. Ten minutes from the Medical Center and it doesn’t feel like it.

Living in Shavano Park

Shavano Park is an incorporated city rather than a subdivision — its own government, its own police department, and zoning that has deliberately kept retail out. What that buys is lot size and mature trees inside Loop 1604, which is genuinely hard to find anywhere else in north San Antonio at any price.

Half An Acre And Up

Most lots here are larger than anything being built in San Antonio today. Homes are largely 1970s through 1990s, which means grown trees and real space between houses.

Between I 10 And 281

Fifteen to thirty minutes to the Medical Center, the USAA corridor, Fort Sam Houston or downtown. Not many addresses in the city reach all four that comfortably.

Quiet By Design

No amenity center, no retail inside the city. You drive to Stone Oak or The Rim for everything. Some people love that, and some would rather have the coffee shop around the corner.

Moderately competitive

Shavano Park is a small market, so a handful of sales can move the median quite a bit in either direction. Treat any single month gently, and ask me for the read on a specific street or price range. These come from public market data and are meant to orient you, not to value any particular property.

What Your Money Buys

Price ranges

$500K–$800K

The core of the market. Established homes on large lots, most built between the 1970s and 1990s, many original or partly updated. The lot is doing a lot of the work at this level.

$800K–$1.5M

Renovated homes, larger floor plans, and the better lots. The gap between an updated house and an original one is wide here, and that gap is often where the negotiating room lives.

$1.5M–$4M and up

Bentley Manor, Wellesley and the estate properties. Gated, custom, and a thin market — sometimes only a handful of comparable sales in a year to price against.

Who Buys Here

  • Physicians and staff at the South Texas Medical Center, for whom this is a short drive rather than a commute.
  • Senior military at Fort Sam Houston, Randolph and Lackland, since it sits central to all three.
  • USAA and northwest corridor professionals.
  • Buyers from higher-cost markets who want the lot size and Northside ISD, and are willing to renovate to get there.

Worth Knowing Before You Decide

  • The age of the systems. A 1985 home may still have original plumbing, HVAC, or a roof near the end of its life. The inspection matters more here than in new construction, and so does what we ask the seller to handle.
  • Renovated versus original. Two houses on the same street can be $300,000 apart for reasons you can’t see from the curb. Knowing which one you’re looking at is most of pricing this area well.
  • The trees. That canopy is the whole appeal and also a maintenance line item. Worth an honest look at the big ones near the house.
  • Attendance zones. Northside ISD is the largest district in San Antonio and its boundaries aren’t intuitive. Confirm the zone for the exact address with the district rather than a listing.
