Comal County · Between San Antonio & Austin

New Braunfels

On I 35 between San Antonio and Austin, with two rivers running through it, a real downtown, and Gruene a few minutes away.

Living in New Braunfels

New Braunfels has grown a great deal and somehow kept hold of itself. The Comal and the Guadalupe both run through town, Gruene sits on the north edge with the dance hall still going, and the downtown plaza is a genuine one. It sits far enough up I 35 to reach both San Antonio and Austin, which is a large part of why so many people have moved here.

Two Rivers

The Comal and the Guadalupe are part of daily life here, not a destination you drive to. That shapes summers, property values and which parts of town people want to be in.

Between Two Cities

Roughly half an hour to San Antonio and about an hour to Austin, depending on traffic and where in town you are. For couples working in different directions it solves a real problem.

Growth You Can See

It has been one of the faster-growing towns in the state for years. That means new construction, new schools and new roads, and it also means the market has been moving. It is worth knowing which phase you are buying into.

Year over year

New Braunfels spans New Braunfels ISD and Comal ISD and a wide spread of neighborhoods, so the citywide figure is a starting point rather than an answer. For a particular area, just ask. These come from public market data and are meant to orient you, not to value any particular property.

What Your Money Buys

Price ranges

$250K–$350K

Townhomes, smaller homes and the earlier subdivisions. The most competitive part of the market.

$350K–$500K

The main body of it — newer subdivision homes across both districts, generally three to four bedrooms.

$500K–$800K

Larger homes, better lots, and the more established neighborhoods closer to the rivers and downtown.

$800K and up

River properties, acreage and custom homes. Location relative to the water does most of the pricing at this level.

Who Buys Here

  • Buyers working in San Antonio or Austin who would rather live between the two than in either.
  • Families choosing between New Braunfels ISD and Comal ISD, which both serve parts of town.
  • People who want river access as part of ordinary life rather than a vacation.
  • Buyers from higher-cost markets who find the combination of downtown, rivers and newer housing hard to match elsewhere.

Worth Knowing Before You Decide

  • Which school district. The city is split between New Braunfels ISD and Comal ISD. It is one of the first things to confirm for any address.
  • Flood mapping. Two rivers means some properties sit in or near flood zones. Check the mapping and the insurance quote early, because it can change what a house actually costs you.
  • Short-term rentals nearby. Some neighborhoods near the water have a lot of them. Worth understanding the street before you buy, in either direction.
  • New construction phases. In a fast-growing town, buying early in a phase is a different proposition than buying late. Incentives, pricing and what gets built next to you all depend on it.
