Stone Oak

The 281 corridor north of 1604 — hills, gated neighborhoods, and more shopping and restaurants within five minutes than almost anywhere else in the city.

Living in Stone Oak

Stone Oak is convenience at scale. It grew up through the 1990s and 2000s along the 281 corridor, and it’s the part of San Antonio where you are never more than a few minutes from an H‑E‑B, a doctor, a good restaurant or a gym. The terrain is genuinely hilly, which gives a lot of these neighborhoods views you wouldn’t expect inside the city.

Everything Is Close

Retail, medical, dining and grocery are dense here in a way most of San Antonio isn’t. For a lot of buyers that convenience is the entire reason they choose it.

Gates And Hills

A large share of the neighborhoods are gated, and the topography means real elevation changes and long views. Homes are mostly 1990s through 2010s, so newer than the inner north side.

The 281 Question

Getting out in the morning is the trade. 281 and 1604 both back up at peak, and where your neighborhood sits relative to those interchanges makes a real difference to your day.

Steady

Moving at a normal pace

Stone Oak covers a lot of ground and a wide range of homes, so the neighborhood average hides real variation — some pockets sit well under it and some well over. For a specific subdivision, ask and I’ll pull that one. These come from public market data and are meant to orient you, not to value any particular property.

What Your Money Buys

Price ranges

$300K–$425K

Townhomes, smaller single family and some of the earlier 1990s construction. The most competitive part of the Stone Oak market.

$425K–$650K

The main body of it. Three and four bedroom homes, many in gated neighborhoods, generally 2,200 to 3,500 square feet.

$650K–$1M

Larger homes, better lots, and the more established gated communities. More elevation, more view, more finish.

$1M and up

Custom homes in the ridge communities. Views, acreage by city standards, and a much smaller pool of comparable sales.

Who Buys Here

  • Families who want newer construction and North East ISD without leaving the city.
  • Medical professionals working the 281 corridor and the Stone Oak hospital campuses.
  • Buyers relocating from out of state who want everything within a few minutes of home while they learn the city.
  • Move-down buyers leaving larger properties who want less maintenance and more convenience.

Worth Knowing Before You Decide

  • Where you sit on 281. Two neighborhoods a mile apart can differ by fifteen minutes in morning traffic. Worth checking your actual route at your actual hour.
  • HOA and gate fees. Common here and they vary widely. Get the documents early — dues, assessments, and what the association actually covers.
  • Slab and drainage on the hills. The terrain is an asset, but sloped lots need a careful look at drainage and foundation history.
  • Attendance zones. North East ISD boundaries here are not obvious from a map. Confirm the exact address with the district.
