Kendall County · Texas Hill Country

Boerne

A Hill Country town with its own downtown, its own school district, and I 10 running straight into San Antonio. Close enough to commute, far enough that it still feels like somewhere else.

Living in Boerne

Most people who move to Boerne chose it deliberately. It isn’t a suburb that got absorbed as the city grew — it’s a town with a courthouse square, a creek running through the middle of it, and a school district that’s often the reason a family lands here in the first place. What you trade for that is distance, and it’s worth being honest with yourself about the drive.

The Hill Country Mile

The old main street is still the heart of town — restaurants, shops, the Kendall County courthouse. A lot of towns this size lost their downtown somewhere along the way. Boerne kept its.

Room To Breathe

Lots run larger than most of San Antonio, and real acreage is available once you’re past the city limits. Cibolo Creek and the nature center are in town rather than a drive away.

Thirty Minutes On I 10

Very workable to the northwest corridor, the Medical Center and La Cantera. Downtown is further. If you can, drive it once on a weekday morning before you decide.

What Your Money Buys

Price ranges

Under $450K

Older homes closer to town, townhomes, and smaller newer builds on compact lots. The tightest part of the Boerne market — there isn’t much of it and it tends to move quickly.

$450K–$700K

The heart of the market. Newer subdivisions, generally 2,000 to 3,000 square feet. This is where most Boerne sales happen.

$700K–$1.2M

Larger new construction, custom builds, and homes on bigger lots toward the edges of the developments. More land, more finish, more to choose from.

$1.2M and up

Hill Country properties with real acreage. Views, gates, and land measured in acres. A small, patient market.

Who Buys Here

  • Families drawn to Boerne ISD, which is its own district separate from Northside and North East. Attendance boundaries change, so confirm the zone for any specific address.
  • Out-of-state buyers trading a higher-cost market for land, who are often surprised by what the same money does here.
  • San Antonio move-ups who want acreage without giving up reach of the city.
  • Buyers who want new construction in a Hill Country setting rather than a flat subdivision.

Worth Knowing Before You Decide

  • The commute, on a weekday morning. I 10 at 7:30am is a different road than I 10 at noon. Worth driving before you fall for a house.
  • Water and septic. Outside the city limits you may be on a well, a co-op, or septic. That affects your inspection, your insurance, and sometimes your loan.
  • City limits versus county. Taxes, services and building rules differ. Two homes a mile apart can be quite different propositions.
  • Builder incentives. Builders here tend to move on rate buydowns and closing costs more than on list price, which is useful to know before you walk into a model home on your own.
