Far West San Antonio · Northside ISD

Alamo Ranch

The Culebra corridor outside Loop 1604 — newer construction, Northside ISD, and the shortest reasonable drive to Lackland you’ll find off base.

Living in Alamo Ranch

Alamo Ranch is technically one master-planned community, but everybody uses the name for the whole corridor — Kallison Ranch, Stillwater Ranch, Valley Ranch and dozens of subdivisions around them. Almost all of it was built from the 2000s onward, which means newer homes, warranties still in play on some, and very little of the maintenance that comes with older stock.

Newer Than Almost Anywhere

Production and semi-custom construction from the 2000s to today. If the idea of replacing a 1980s roof and HVAC in year two doesn’t appeal, this is the part of town that solves it.

Built For Lackland

Twenty to thirty minutes to Lackland, which is about as good as it gets off base. That’s why so many military families land here, and it shapes the whole feel of the area.

Everything On Culebra

H‑E‑B, restaurants, coffee, urgent care, all along the corridor. Neighborhood pools, parks and trails are standard rather than a premium.

This corridor covers many subdivisions with different builders, ages and HOA structures, so a single median doesn’t say much. Tell me which neighborhoods you’re looking at and I’ll pull those specifically. These come from public market data and are meant to orient you, not to value any particular property.

What Your Money Buys

Price ranges

$200K–$300K

Smaller and earlier construction in the corridor, plus some townhomes. The entry point, and the most competitive.

$300K–$400K

The heart of it. Three and four bedroom homes, roughly 1,700 to 2,400 square feet, across most of the newer subdivisions.

$400K–$550K

Larger floor plans, better lots, and the semi-custom end of the production builders. More space and more finish.

$550K and up

The larger newer builds and the semi-custom homes on premium lots. A smaller slice of the corridor.

Who Buys Here

  • Military families assigned to Lackland who want a short drive and newer construction.
  • Families moving from the north side for more house at a more accessible price.
  • First-time buyers, since this is one of the more attainable parts of Northside ISD.
  • Buyers who would rather have a newer home with fewer surprises than a larger older one.

Worth Knowing Before You Decide

  • Which high school. The corridor feeds Harlan, Sotomayor and Taft depending on the address, and the lines are not intuitive. Confirm with Northside ISD directly.
  • Buying new from the builder. The model home sales office represents the builder, not you. Bring me along the first visit — it costs you nothing and it changes what you can ask for.
  • MUD and PID districts. Some of the newer developments carry additional district taxes on top of the regular rate. It shows up on your monthly payment and it is worth knowing upfront.
  • Traffic on Culebra. The corridor grew faster than the road did. Drive it at the hour you’d actually be driving it.
